Is this a good buy-to-let investment?

At the simplest level many investors just compare the expected monthly rental income with the anticipated monthly mortgage payments and assume that if the rental income is higher than the mortgage payments then this will be a profitable investment. They may make a similar comparison using yield.

This can give some indication of the potential for an investment however it is a very optimistic view of what can be expected and a more detailed assessment is required.
