Electrical safety

The landlord is required to ensure that the electrics and electrical appliances supplied are safe under the Electrical Equipment (Safety) Regulations 1994 and the Consumer Protection Act 1987. Failure to comply can result in a fine of up to £5000 per item and/or up to 6 months in prison. Failure resulting in death can lead to manslaughter charges against the landlord.

There is no statutory requirement to have a formal electrical inspection, however it is advisable to have periodic chacks by a qualified electrician. In addition it is recommended that at least every 12 months the landlord inspects all electrics and electrical appliances. Records should be kept of these inspections as these can provide a defence of "due diligence" should a complaint ever be made.
