Pre-rental checklist

Before you can rent out your property, you need to ensure that you have any necessary permission from the freeholder and permission from your mortgage lender. Before you can even advertise your property for rent you will need to obtain an Energy Performance Certificate (EPC). Before a tenant can move in you will need a current gas safety certificate and to ensure that the electrical installation and any supplied electrical appliances are safe. In addition you will need to ensure that you have landlord's building insurance and and landlord's contents insurance.
