The Property

The tenancy agreement should make absolutely clear which property forms part of the rental. For example if it is just the annex to "1 The Street" that is being rented out then care must be taken to ensure that the agreement is not for the whole of "1 The Street".

In addition to the rental of the residence, it must also be considered that the rental is also for any fixtures or fittings supplied by the landlord and included as part of the tenancy. A detailed inventory of all that is included and its condition at the start of the tenancy should be signed by both the landlord and the tenant in order to clarify the extent of any loss/damage during the tenancy.
