The Guarantor

The landlord needs to trust the tenant to pay the rent due and to care for the property. It is relatively common for the landlord to require a guarantor. This is somebody who is willing to take on responsibility for the rent, any damage to the property and any other costs arising from the tenancy (such as legal costs). The wording of the section of the AST, or of the separate guarantor agreement, is vital. Suitable wording can be found in our sample AST.
